Property Management

Our fully managed service provides our landlords with complete peace of mind. Your dedicated property manager will take care of everything throughout the lettings process from pre and post tenancy administration to property maintenance and rent collection.

What’s included; (these will all need an icon or graphic) I will also expand on these points.

Rent collection

We will collect the rent from the tenant by way of standing order and then forward to your chosen account via BACS. Should rent be late we will chase the tenants and keep you informed of the progress.


Should you wish you have the option of your designated property manager visiting your property twice a year. These are extremely useful in assessing whether or not the property is being kept and maintained as it should be, that it is only being occupied by the tenants who are supposed to be there and that there are no immediate areas of concern. The findings of the inspections are verbally reported back to you and then followed up with a written report and accompanying photos.


Compliance in the UK lettings market is a veritable mine field. All our property mangers and letting staff are fully trained and ARLA qualified making sure that everything we do adheres to the latest industry standards and legislation.

Check in and out

It is essential to have a detailed professional inventory drawn up at the beginning of each tenancy and then cross referenced at the termination point of the term, especially as the TDS (tenancy deposit scheme) will find it difficult to award any deposit money for dilapidations if there is not a sufficient report in place. We will arrange this as a matter course on your behalf and provide all parties with copies of the reports shortly after the tenancy has started and then once the term has finished.

Landlord Payments

We will provide our fully managed landlords with a detailed monthly statement. This will clearly show all income and expenditure. Allowing any discrepancies to be dealt with expediently.

Non-resident landlord services

If you are renting your property out due to circumstances relocating you overseas of if you happen to be an overseas property investor, in both cases you will be subject NRL tax (non-residents landlords tax). Our financial team will ensure that you are compliant with the Law and will submit the necessary returns to HMRC where necessary. We can also recommend specific tax accountants should you require them.

Deposit service

Since 2007 the government have imposed regulation which means that all tenancy deposits (Assured Shorthold Tenancies) have to be registered with a government approved scheme. We will take care of this for you and make sure you are fully compliant with your obligations relating to the tenancy deposit. Once the tenancy has come to an end we will arrange for the correct disbursement of the deposit and will ensure it happens within the appropriate time frame.

Contractor management and payment

Alliance London only works with highly qualified and vetted contractors, who have provided us with their public liability and professional indemnity insurance. We are capable of arranging anything from minor repairs through to entire refurbishment projects.

Emergency Cover

Our tenants like the idea of renting a fully managed property as they know that should there be an emergency in the middle of the night, they can rely on our 24/7 call out team and won’t have to disturb their landlord.

Key holding service

Our management team will retain a set of keys throughout the term of the tenancy. They are kept securely in a central location and only made available to authorised contractors following authorisation from both landlord and Tenant.
