Each applicant will be accompanied to your property with a trained professional property consultant.
The applicant will be provided with property particulars. This process enables us to engage with tenants and gain a clear understanding of their position, while ensuring your home is kept safe and secure.
Marketing feedback and updates +
We recognise that being kept informed during the marketing process is essential. Our team of consultants will provide weekly feedback to advise you of enquiry levels, how many viewings have taken place, and the comments and observations made by prospective tenants. This allows us to effectively evaluate progress and deliver a broader insight into the market, together with our industry knowledge.
Tenant finding +
Our residential lettings teams have an extremely large network and access to tenants throughout the UK. We have links in the major banks, legal firms, the scientific and academic institutions, the media conglomerates and technology pioneers. In addition to these strong relationships our negotiators are carefully selected and go through a series of customer service and technical training sessions all of which enables us to provide a first class tenant sourcing service using the largest portals available.
Independent comprehensive referencing +
The quality of the tenant is important and we use the services of specialist referencing companies to make the necessary enquiries and credit checks on prospective tenants. Once we have the final reference reports they will be sent to you for signing off, this keeps everything as transparent as possible and you firmly in the loop.
Right to rent +
Before a tenancy commences, Alliance London will take the necessary steps to carry out the compulsory tenant checks that ensure that they have the ‘right to rent’ a property in the UK and have the necessary visa/documentation to reside here. Landlords who let in the UK could be liable for a civil penalty if they enter into a tenancy agreement that does not meet the necessary requirements.
Tenancy agreement included +
Our tenancy agreements are drawn up by industry leading solicitors who are always abreast of the latest legislation affecting residential tenancies. Our clerks will issue both landlord and tenants with a draft tenancy agreement via email, 24 hours after that the final version will be sent out for electronic signing via a digital platform which eradicates the requirement for paper, gives all involved the opportunity to sign from their tablet, smart phone, pc or laptop and gets the transaction done in the click of a button wherever in the world an individual may be.
Certification and compliance +
Alliance London can organise variety of tests and certificates to meet regulatory standards, such as gas safety, electrical and energy performance certificates. Please refer to our Letting Regulations document or our website for up-to-date regulatory matters.
Negotiating a tenancy extension +
Alliance London’s dedicated property management team will get in touch with your tenant three months prior to reaching the of the tenancy to ascertain whether they would like to renew or end the tenancy. This give us the opportunity for our lettings specialist to contact you and advise any changes. If either you or the tenants decides not to renew then we will have the property marketed immediately to reduce/eliminate any void periods between tenancies
Collection of rent +
We will collect your rent, on your behalf, by a single Direct Debit. Rental defaults within Alliance London are considerably lower than the industry norm, which is testament to our stringent procedures.
Rent arrears advice
If the rent is not received by the due date, we will pursue the tenants for the arrears on your behalf. We will also advise you should legal proceedings be required.
Monthly and yearly financial statements +
A monthly statement will be emailed to you showing any financial changes to your account. This will be accompanied by any relevant invoices for maintenance, certification, etc. At the end of the financial year, we can arrange a summary for your tax purposes should you require us to do so.
Deposit registration +
Alliance London will collect a six-week security deposit from the tenants. This must be registered with a government-approved scheme within a specified time frame from the date the initial deposit is received. We will register the deposit with the Tenancy Deposit Scheme if you opt for our Managed or Rent Collection Service a certificate will be provided to both you and your tenants. This will also be updated should the tenants change or the contract be extended.
Management fee paid monthly +
If you opt for our Rent Collection or Managed, the agreed fee will be deducted from the rental income spreading the cost over the duration of the tenancy.
Organising repairs and maintenance +
Our Property Management Team will liaise directly with you and your tenants to arrange quotes, reports and the necessary repairs.
Providing recommended vetted contractors +
We have at our disposal a database of fully qualified contractors, from handymen who are ready at the drop of a hat all the way through to construction teams who can deal with full refurbishment programmes and everything in between. Every contractor we send to a job has been fully vetted and has provided us with their public liability insurance and professional indemnity insurance.
24-hour emergency services +
Tenants who occupy a managed property will have access to our 24/7 emergency helpline. This gives both Landlord and tenants complete peace of mind for the duration of the stay. We have on call qualified contractors who can deal with locks, Gas & Electrical issues and flooding situations
Key holding service +
Our management team will retain a set of keys throughout the term of the tenancy. They are kept securely in a central location and only made available to authorised contractors following authorisation from both landlord and Tenant.

One Annual Inspection

Two Annual Inspections
Your designated property manager will visit the property once a year. While the inspections are not a structural survey they are extremely useful in assessing whether or not the property is being kept and maintained as it should be, that it is only being occupied by the tenants who are supposed to be there and that there are no immediate areas of concern. The findings of the inspections are verbally reported back to you and then followed up with a written report and accompanying photos. Additional Inspections can be requested at an additional cost
Legal Notices +
We will serve notice to your tenants at the appropriate time to ensure the tenancy runs for the agreed period. Should you require possession of the property before the end of the fixed term, in line with any stated break clause, we will advise you of the notice requirements at your request. The accuracy of a notice requiring possession, including its content, type of notice and how and where it is served, is crucial in ensuring it is legally accepted and not refused by the tenants or a court.
Management of the check-out +
Tenants will be checked out of the property at the end of the tenancy by a professional inventory company, which will provide the evidence to propose deductions from the deposit, if required. The landlord is liable for this cost, which is dependent on the size of the property.
Deposit deduction advice +
At the end of the tenancy, we will examine the check-out report and advise the landlord on any suggested deductions from the tenants’ deposit. We will then enter into negotiations with the tenants and, if an agreement cannot be met, we will present the evidence to the Tenancy Deposit Scheme to make an independent adjudication.
In house Project management specialist +
Alliance London can project manage any major works at your property for an additional charge of 12% inclusive of VAT.
Rent guarantee policy available + Available Available
Rent Guarantee and Legal Expenses insurance cover you against unpaid rent and the legal expenses associated with a non-paying tenant, or a tenant who must be evicted for other reasons. Should action need to be taken, our recommended partner will pursue the tenants once the tenants are one month in arrears. This will be charged as an additional 2.4% including VAT for Rent collect or our Managed Service but is included in our Management plus service
